Proposals for the rejuvenation of a gateway site in St. Paul’s
Godwin Developments are bringing forward proposals for the redevelopment of the empty site at Newfoundland Road, next to the Shell Garage. Vacant for several years, a planning application for a hotel at this location was approved in 2016, but it was never built. In its place, Godwin Developments are proposing plans for a mixed use office and student living scheme in a building of a similar size and shape.

About the site
Vacant for several years, the site is located along the M32 between the Shell Garage and Polysigns Exhibition & Display Shop and backs onto an industrial unit. The site is heavily restricted by the M32 and Shell Garage and therefore unsuited to family housing. However, it can house students very successfully and is within walking and cycling distance of the city centre and Universities.
