Godwin launches public consultation for the regeneration of a gateway site in Bristol

16th January 2024 – UK property developer Godwin Developments announces it has launched a public consultation for the redevelopment of a vacant brownfield site on Newfoundland Road in St Paul’s in Bristol.

Proposals for the mixed-use gateway scheme, situated along the A4032 (M32) between the Shell Garage and Polysigns Exhibition & Display, have the potential to deliver new office space and 101 student beds to satisfy the growing demand for purpose-built student accommodation within easy walking and cycling distance of the Universities.

The high-quality building, designed by Bristol-based The Bush Consultancy, is consistent with the previously approved proposal for a seven-storey hotel scheme on the site. It will visually improve the area, complement other consented and forthcoming schemes in the vicinity as well as regenerate a land parcel that would have otherwise remained empty.

In addition to shared internal and external spaces, the scheme will retain a commercial element on the ground floor which can provide additional office space for local businesses.

Sustainability is central to Godwin’s proposals which are designed to target BREEAM Excellent and include a range of low and net zero carbon solutions – such as air source heat pumps, solar panels, passive design and a connection to the District Heat Network.

The scheme will deliver at least 10% biodiversity gain, be car-free and when built will be capable of supporting more than 11 full-time jobs as well as contributing £67 million of economic benefit to Bristol during its build and operational stages.

Godwin is committed to ensuring that the proposed development will contribute positively to the local community and is holding a public consultation between 15 th January and 4 th February 2024. A public information event will be held on Monday, 22 nd January at St Pauls Learning Centre, 94 Grosvenor Road, BS2 8XJ from 4 to 7.30 pm, with additional
